A Land Information Memorandum (“a LIM”) is a report that is prepared by the local council providing a summary of the information they have about the property. It is recommended that you get a LIM when you are looking to buy a property. Each council has their own LIM (which all look different from one another!), however they should all include: Building permits and consents issued for the property and appropriate Code Compliance Certificates (if applicable) Planning and zoning requirements Stormwater, sewer, and drainage utility services Rates/water information and as well as any outstanding fees Land use resource consents within proximity to the property Special characteristics of the land and buildings Refuse and recycling collection We check LIM reports when completing a purchase for you and our experienced property team can point out any potential issues they see in your LIM before we confirm your purchase.
