How does Alert Level 3 affect property transactions? All of us here at Pier Law are working remotely from our homes and will continue to so during Alert Level 3. It is still business as usual, the only change is that our attendances with you will be by way of Video Link and phone. We have full access to all usual systems including Landonline (in order for us to complete all matters land and title related) and our banking system which means we can still complete financial transactions for our clients. Please read on for more information on what property transactions look like in Alert Level 3. Settlement Yes, you can still settle your purchase or sale in level three. You can move house as long as it is to a region of the same or lower alert level. We note that moving houses is not allowed under Alert level 4 but if the property is vacant and both parties are willing and able to settle then settlement can go still go ahead. Property Viewings and Inspections While open homes are not allowed in level 3, private property viewings are allowed but are generally restricted to two visits to a property per day, this includes any professionals you have hired to inspect the property (such as a builder) so make sure you are getting in touch with the real estate agent early to arrange a time slot. Auctions Auctions can still go ahead but must be via video or phone link. Talk to the real estate about how to register. For first home buyers – we acknowledge that this is a stressful and confusing time to be purchasing. If you do enter into an Agreement for Sale and Purchase to purchase a first home during the lockdown period, we can still help you with your Kiwisaver first home withdrawal applications and any other matters pertinent to your purchase.
